Visualization provides better understanding of proposed developments and impacts, and speeds approval process
3D Scapes hired Bergmann Associates to help Woodmont Properties obtain approvals to build a proposed multi-use development. The Highlands is a proposed commercial and residential property located in Morristown, New Jersey. The development is strategically located at a major train hub that is only an hour's commute to New York City. The process for review and approval can be arduous, including aesthetics and design, line-of-sight, site development, and land use concerns. The Highlands simulation project contributed greatly to fostering understanding to make the process run smoothly.
To enhance the approval process, Bergmann Associates created a real-time simulated database model of the proposed Highlands Complex and its detailed landscaping plan. This information was then placed onto a 2ft. contour digital terrain model with draped color aerial photography over it. Along with detailed terrain, all the known structures within 1/4-mile of the project site were mass modeled. All the data for this project was referenced from existing G.I.S. information from Morris County and/or CAD data provided by Woodmont Properties.
The tools used to create this application included: MultiGen Creator, Creator Terrain Studio, SiteBuilder 3D and Vega Prime. The application is deployed on a high-end laptop notebook PC with dual analog game pad controller with thumb controls on a projection screen.
